Guide For Tenants
TENANCY AGREEMENTS
All Tenancy Agreements are Assured Shorthold Tenancy Agreements signed initially for 6Months.

I.D/ADDRESS

All prospective tenants need to supply details of Identification and Address for verification purposes.
Suitable I.D would be passport or new style driving licence.
Suitable address verification would be a recent utility bill or landline phone bill dated within the last 3 months.
REFERENCES
All tenants are fully referenced throuth Rentshield which provides credit history, voters roll check, address check, employers reference, landlords references.
PAYMENTS

Agency Fee £125.00 1st Person, £50 Per Person thereafter.
Reservation fee £100.00 which will be added to deposit & be lodged with the Deposit Protection Service.
All tenants to pay 1 Month deposit and 1 Month in Advance on cleared funds before taking possession of property.
All rent to be paid by standing order on a monthly basis.

UTILITIES
All utility bills and council tax are paid on top of any rent unless stated otherwise.
INSPECTIONS
3 Monthly inspections are done to check condition of the property
